ELC requires your basic information in order to process your requests and provide you with the service you expect. It costs nothing and your privacy is guaranteed (see Privacy Policy). Any additional information you provide is useful for us to continually improve our services for you.

Why is posting a listing on ELC better than other options?

It is typical for agents to spend advertising dollars on marketing their listings in local publications, as well as on their own web sites. However, the reach that these forms of media have to equestrians in other geographical areas is limited. Placing advertisements in local areas requires potential buyers to be already aware of that area, and to also have access to those local publications. This is not always possible and limits their effectiveness. With ELC, we don't take stock in hoping that buyers will "find" our web site when surfing the Web. We are deliberate and consistent in our marketing plan, placing advertisements in all key publications read by equestrians today. Also, we will be actively participating in both horse and real estate conventions, and sponsoring events on an ongoing basis. Why is EquestrianLIVING the premier multiple listing service for Equestrian properties?

ELC is the only equestrian multiple listing service that allows buyers to search for properties with extremely specific search criterion, the very information that horsepeople NEED when considering a move and/or purchase. There are many sites that allow sellers and agents to post their listings, but have no active marketing system to specifically target buyers of real estate. Our site delivers information in a standard, easy to use format, unparalleled in its class.

What do I do if no listings match my search criterion?

Because our site takes the criterion you provide seriously, we only return 100% matches. Other general real estate sites automatically lower the percentage at which their listings must match your criterion, which can be very frustrating as it takes more of your time to sift through inappropriate properties. Therefore, if you find that ELC is unable to locate enough property matches for you to view, you may wish to re-enter broader search criterion. Depending on the number of listings available, lowering your requirements will expand the field of potential listing matches!

What benefit do I derive from listing multiple properties?

By entering multiple properties within the same year, you are eligible for a quantity discount that will reduce the cost of posting a listing to our site by $10.00 per listing. We are happy to reward your continuing participation and support!

How do I load an image into my listing after it has been posted?

Click on either of the Upload Image links under List a Property or at the bottom of any page in our site.

I use AOL. Why do I have problems with this site?

Unfortunately, all browsers are not created equal. Although our site supports most Internet browsers, some vendors have chosen to modify these products to accommodate their own programs. This can create problems for AOL users when they utilize our site. Try the following fix:

  1. Minimize the AOL window by clicking on the 'minimize icon' (the 'minus' sign on the upper right hand corner of your window).
  2. Click on the MSIE (Internet Explorer) or Netscape icon that is on the left hand side of your desktop.
  3. Use that browser to access the EquestrianLIVING site.

If you don't have an MSIE or Netscape icon on your desktop, then you need to download the most current version of either browser from Microsoft or Netscape. If you need additional help, contact us.

Why does this site use such specific search criterion?

The founders of EquestrianLIVING strongly believe that horsepeople need specific information about property when considering a move. While other real estate sites serve the needs of "in-town" buyers, ELC is only concerned about those details that equestrians want to know. By allowing buyers to search for properties that meet their requirements, we can effectively help them pre-qualify both properties and areas.

How do I know if the listing information is timely/accurate?

Our expectation of our participating Real Estate agents and For-Sale-by-Owners is that they will take advantage of their ability to mark a property as "Sold" during the listing period. Regardless, our maximum available listing period is for four (4) months. Should the listing agent fail to post a "sold" banner across their property listing details, it will automatically drop off the system after it expires.

How do I find an agent in any geographical location?

Select "Find an Agent" on our top navigation bar and follow the instructions provided. Results matching your needs will include geographical location, areas served, description of that agent's services (if they have selected and paid for this option) and contact information.

What events does the calendar include?

Our calendar page is designed to share locations where EquestrianLIVING will be marketing products and services. By attending these events, the public will be able to view and participate in "hands-on" demonstrations about our site. Check back on this page regularly to see where to find us in-person!

What is the difference between Basic and Detailed searches?

Basic searching allows horsepeople to quickly obtain property matches for very basic criterion. Basic searching, with broad parameters entered, will generally return the most property-listing matches. Detailed searches should be used to answer, for example, a question such as "where can I buy a property in the U.S. or Canada that has 10 or more acres, vinyl fencing, is in an area with less than 2 inches of snow per year, and costs less than $300,000?" Such a detailed search is best served by saving it under the Saved Search option available to all site visitors. On this site, the possibilities are endless!

My listing has not expired, but how do I renew early?

Click on the 'Renew' button in the "List a Property" page. It will provide you with the ability to make a payment for whichever listing option you choose and extend the time frame, accordingly.

I do not have a credit card- how do I pay for my listing?

You may pay by simply mailing the payment to our office at 422 Larkfield Center, Santa Rosa, CA 95403 USA. Once we receive your check or money order, we will activate your listing. Please be sure to include your name, phone number, and your ELC Incomplete Listing Number.

What terms do "For Sale by Owners" agree to when using this site to enter their properties for sale?

"For Sale by Owners" agree that, by entering their property information into our web site, they will:

  1. Cooperate with real estate agents in making their property
    available to show to prospective buyers represented by those agents.
  2. Sign a contract with any real estate agent with a specific
    Buyer(s), prior to their showing the property, agreeing to pay that agent a commission if their buyer(s) is the successful purchaser of the property. Any contract signed shall be for a limited period of time and at a commission rate agreed upon between the agent and seller. It is to be understood by the agent, that any contract shall be considered cancelled if the seller signs a standard listing agreement with a real estate agency.
  3. Pay at least a 3% commission (at the close of escrow or transfer
    of the deed) to the actual real estate agent who brings a buyer who successfully purchases their property.
  4. Understand that EquestrianLIVING, Inc., or its employees, heirs
    and assigns, shall be liable in any way for any agreements or contracts made as a result of this provision.
